JOB SUMMARY
The addition of new luxury hotels and branded residences is one of the principal drivers of Marriott’s earnings growth strategy and an important element in maintaining and advancing the quality and brand equity of Marriott’s Lodging System. The company’s luxury unit growth strategy focuses primarily on acquisition of management contracts as well as licensing of our hotel brands for residential developments by third-party owners under residential license agreements.
The Senior Manager, Mixed-Used Development is responsible for assisting in the development of luxury-branded Marriott hotels in the United States and Canada as well as branded residential in the United States and CALA. The Senior Manager will also provide project support to the U.S. Luxury, U.S. Residential and CALA residential development teams. As a member of the team, the Development Senior Manager will assist in identifying and pursuing new business opportunities, coordinating with multidisciplinary team members to review and evaluate new hotels and branded residential opportunities, as well as helping to identify and improve business processes and procedures in the generation and management of development leads and corporate approvals.
Responsibility will focus on lead generation, gathering and evaluating data for potential new deals, conducting preliminary communication to potential new owners/franchisees, occasionally visiting sites and markets for evaluation, evaluating external residential market studies, preparing price and pace analysis for residential projects, creating or identifying and implementing highly automated work process improvements and assisting the teams with preparation of workflow related to Marriott’s corporate approval process.

Education and Experience
Required
- Bachelor’s degree in Business, Marketing, or related major.
- 4 years’ experience in business, sales and marketing, management operations, or related professional area.
Preferred
- Experience within the luxury and/or lifestyle segment in the Lodging or Hospitality industry
CORE WORK ACTIVITIES
- Generate and evaluate new Marriott luxury development opportunities through the review and analysis of potential hotel conversion/acquisition opportunities via desktop review and site/market visits.
- Evaluate new Marriott residential development opportunities through market analysis and review of third-party market studies for new residential opportunities via desktop review and site/market visits.
- Independently conduct preliminary “cold calls” via a phone call and/or email to potential future owners/franchisees.
- Independently respond to deal inquiries via a phone call and/or email within 24 hours.
- Visit sites and markets for evaluation.
- Identify and implement highly automated work process improvements including tracking of luxury and residential deals.
- Coordinate the development process including site inspections, requesting feasibility studies, global design reviews and project documentation collection and review.
- Gather, document, track and assist in evaluating potential development leads identified by the Development team members.
- Share leads for other Marriott brands or product opportunities with appropriate personnel.
- Prepare letters of interest and term sheets for luxury hotel and residential development opportunities.
- Review external residential market studies and prepare residential price/pace model for valuation of deals.
- Assist in the preparation of Requests for Proposals for luxury hotel and residential deals.
- Independently support and facilitate monthly committee process, outcomes, and deal tracking, including HDC presentations/submissions, the quarterly Regional Pipeline Report, the Global CDO HDC Summary, and the quarterly Executive Development Update.
- Proactively prepare, maintain, and analyze standardized reports on an on-going basis using applications including the weekly Lodging Development Report and Lodging Econometrics industry reports.
- Prepare and update a list of potential conversion opportunities to be used during the team members’ respective travel.
- Coordinate with developers for specific project presentation requirements and owner follow-up.
- Independently plan, organize, and facilitate team, and owner meetings, as requested. Develop, coordinate and manage owner/franchisee market dinners or events during which Marriott brands, systems and programs will be presented.
- Inform, update, and provide information to supervisors, co-workers, and subordinates by telephone, in written form, e-mail, or in person in a timely manner.
- Attend and participate in relevant meetings, events and conferences.
- Perform other reasonable duties as assigned.
