Operating Engineer – JLL

What this job involves: As an Operating Engineer at JLL, you will perform comprehensive maintenance, monitoring, and repairs to Mechanical, Plumbing, Structural, Fire, Life Safety, and Control systems to ensure facility and building systems meet applicable standards. This critical role combines technical expertise with vendor management and quality control responsibilities, requiring you to maintain optimal equipment performance while managing preventative maintenance programs and inventory control. You'll be instrumental in ensuring operational excellence and client satisfaction through proactive system maintenance, cost-effective vendor relationships, and adherence to safety protocols that reflect JLL's commitment to delivering transformative facility management solutions.

What your day-to-day will look like:

• Perform maintenance, monitoring, and repairs to Mechanical, Plumbing, Structural, Fire, Life Safety, and Control systems to maintain applicable facility standards

• Maintain responsibility for facility services including preventative maintenance, purchasing, inventory control, and contracted maintenance oversight

• Clean, inspect, calibrate, and change parts to maintain HVAC systems and associated equipment at optimum performance levels

• Review monthly client service request summaries to identify and correct recurrent operational problems

• Evaluate vendors and suppliers regularly with regard to quality standards and competitive pricing

• Verify accuracy of deliveries for count, pricing, and description to ensure proper inventory management

• Record readings and make necessary adjustments to ensure proper equipment operation and system efficiency

• Monitor quality and pricing of maintenance work performed by outside contractors

Required Qualifications:

• Technical expertise in mechanical, plumbing, structural, fire, life safety, and control systems

• Experience with HVAC systems maintenance including cleaning, inspection, calibration, and parts replacement

• Knowledge of preventative maintenance programs and facility services management

• Ability to analyze client service requests and implement corrective actions for operational improvements

• Understanding of vendor evaluation processes and competitive pricing analysis

• Commitment to safe storage, usage, and disposal of hazardous materials while maintaining clean workplace

• Strong attention to detail for inventory management and delivery verification

Preferred Qualifications:

• Technical certifications in relevant building systems (HVAC, electrical, plumbing, fire safety)

• Experience with contractor oversight and quality monitoring

• Knowledge of facility management best practices and industry standards

• Experience with purchasing and inventory control systems

• Understanding of building automation and control systems
