Operating Engineer

Location: onsite at Carrier facility at Statesville Road in Charlotte, NC
Compensation: $27-33/hour (based on experience)

JOB SUMMARY

The Operating Engineer will focus on operating, maintaining, troubleshooting, and repairing facility equipment across all building systems. This role encompasses wide-ranging responsibilities including low/medium voltage power, HVAC systems and controls, mechanical system troubleshooting, preventive maintenance, emergency response, general maintenance, carpentry, plumbing systems, and vendor management. The ideal candidate will demonstrate technical expertise in one craft area (Electrical, HVAC, Piping/Plumbing, or Central Utility Plant Operations) while maintaining multi-skilled capabilities in other areas to successfully complete daily and weekly work assignments.

KEY RESPONSIBILITIESMaintenance & Operations
  • Perform maintenance, monitoring, and repairs to Mechanical, Plumbing, Structural, Furniture, Fire, Life Safety, and Control systems to maintain facility and building systems to applicable standards
  • Execute preventative maintenance programs, facility services, purchasing and inventory control, contracted maintenance oversight, and technical operations
  • Maintain HVAC equipment through cleaning, inspecting, calibrating, and parts replacement to ensure optimum performance levels
  • Create work order notifications, follow up on needed repairs, and order required parts • Input data into CMMS (Corrigo work order and asset management system)
  • Utilize problem-solving techniques when collaborating with team members to resolve issues
  • Read and interpret schematics, blueprints, and technical documentation
  • Analyze HVAC and refrigeration malfunctions using performance and test equipment
Quality Control & Vendor Management
  • Review monthly client service request summaries to identify and correct recurrent operational problems
  • Evaluate vendors and suppliers regularly regarding quality and competitive pricing
  • Verify accuracy of deliveries for count, pricing, and description
  • Monitor quality and pricing of maintenance work performed by outside contractors
Safety & Compliance
  • Adhere to JLL and client safety standards and protocols
  • Write and follow Job Hazard Assessments (JHAs)
  • Record safety observations, good catches, and near misses in CMO safety system
  • Maintain compliance with departmental policies for safe storage, usage, and disposal of hazardous materials
  • Perform periodic checks of tool and instrument inventory
  • Maintain clean and safe workplace conditions
  • Communicate effectively with all site management personnel
REQUIRED SKILLS & QUALIFICATIONSEducation & Certifications
  • High school diploma or GED equivalent
  • Two years of trades schooling in electrical system design, refrigeration, and HVAC
  • Universal Technician Certification for CFCs (or obtain within 90 days of employment)
  • Valid state driver's license
Technical Skills
  • Working knowledge of HVAC and refrigeration tools, equipment, and materials
  • Knowledge of repair, maintenance, and installation techniques for building systems
  • Understanding of HVAC trade codes, standards, and regulations
  • Ability to read and interpret schematics, blueprints, and technical drawings
  • Proficiency in analyzing equipment malfunctions and implementing corrective actions
Computer Skills
  • Working knowledge of Microsoft Word and Excel
  • Experience with CMMS systems (Corrigo preferred)
Physical Requirements
  • Ability to lift minimum of 50 lbs
  • Capability to use ladders up to 30 feet and work at heights
  • Ability to climb ladders with 300-lb weight limit while carrying approximately 20-lb tool bag
  • Frequent walking, climbing, bending, kneeling, stooping, and overhead work
PREFERRED SKILLS & QUALIFICATIONSExperience
  • 3+ years of experience in commercial building maintenance and operations
  • Experience in central utility plant operations
  • Background in multiple building trades (electrical, plumbing, carpentry)
Certifications & Licenses
  • EPA 608 Universal Certification
  • Electrical license or certification
  • Boiler operator license
  • OSHA 10 or OSHA 30 certification
  • Building automation system certifications (Honeywell, Johnson Controls, Siemens, etc.)
Technical Expertise
  • Advanced knowledge of building automation and control systems
  • Experience with energy management systems
  • Familiarity with preventive maintenance software platforms
  • Understanding of electrical power distribution systems (480V, 208V, 120V)
  • Knowledge of fire protection and life safety systems
Soft Skills
  • Strong problem-solving and analytical abilities
  • Excellent communication and customer service skills
  • Ability to work independently and manage multiple priorities
  • Team collaboration and leadership capabilities
  • Detail-oriented with strong organizational skills
