Lead pre-construction and estimating for multi-family, mid-rise, mixed-use, and office projects. Prepare budgets at all design stages, perform quantity take-offs, obtain and qualify subcontractor/supplier proposals, assist value engineering, and coordinate estimates with project teams and stakeholders.

Manage invoice processing, coding, and payments across communities and construction projects. Support construction draws, pay applications, funding cycles, vendor reconciliations, recordkeeping, and financial reporting with strong attention to detail and collaboration.

Lead full performance of a luxury apartment community: drive occupancy and leasing, manage delinquency and expenses to protect NOI, develop and lead leasing/service teams, execute retention strategies, and oversee daily operations, compliance, asset quality, and brand standards.
