Lead Commercial Title Examiner coordinates and directs examiners, performs complex commercial title examinations, analyzes public records, writes title products, provides underwriting interpretation, handles escalations, and trains staff to ensure accurate title insurance commitments for large-scale transactions.

The role involves examining commercial property titles, analyzing documents, resolving discrepancies, and preparing title documentation and reports across multiple states.

Coordinate commercial title processes and vendor workflows: research orders, provide ordering instructions, validate documents, update file status, resolve issues to meet SLAs, onboard and manage vendors, analyze vendor performance, escalate complex title issues, and support title production and settlement preparation.

Search, examine, and analyze commercial property public records across jurisdictions; verify legal descriptions; prepare title commitments and reports; resolve discrepancies; collaborate with underwriters and internal partners to support large commercial transactions.

Lead day-to-day title production operations for onshore and offshore teams, managing up to 30 employees. Drive staffing, performance management, customer relationships, process improvements, and unit cost/P&L analysis to meet quality, cost, and cycle-time goals. Coach and develop staff, collaborate with stakeholders, and implement cross-training and outsourcing strategies.

Research and review public property records to verify ownership, identify liens or easements, resolve discrepancies, compile clear summaries for title commitments, communicate with teams, and manage multiple title orders with attention to detail.

The role involves conducting title research, compiling search packages, and interpreting tax records. It requires independent judgment and problem-solving skills and may involve teaching less experienced team members.
