What We DoSearch public records and examine titles to determine legal condition of primarily commercial or industrial property title. Copy or summarize recorded documents which affect the condition of title to the property. Works independently and uses experience to examine title to real property, ranging in complexity, to determine status and establish chain of title. Builds base of experience with different types of property. Projects undertaken can range from simple parcels requiring a few hours of production time to commercial properties that may take days or even weeks to complete.

HOW YOU'LL CONTRIBUTE

  • Responsible for performing complete title examination and examine the chain of title primarily for commercial transactions within Tennessee
  • Abstracts and analyzes records, such as mortgages, liens, judgments, easements, vital statistics, and plat and map books to determine ownership and legal restrictions, verify legal description of property and completeness of records 
  • Resolves most issues such as missing information, incomplete, inaccurate, or contradictory information contained in the title documentation
  • Prepares initial title commitment documentation based on the application of procedural guidelines
  • Responsible for preparing various types of title reports 
  • Prepares and reviews reports for accuracy
  • May provide underwriting interpretation within established guidelines
  • Obtain document copies from county websites and imaging systems
  • Perform online research
  • Follow preestablished First American search and exam guidelines 
  • Other duties as assigned

WHAT YOU'LL BRING

Required Education, Experience, Certification/Licensure

  • High School Diploma or equivalent
  • 5+ years directly related experience
  • Tennessee experience
  • State license(s) if required

  • Must be able to keep up in a fast-paced, deadline-driven environment
  • Ability to work independently and to carry out assignments to completion within parameters of instructions given, prescribed routines, and standard accepted practices
  • Must be self-motivated with a strong work ethic and the ability to research independently as needed
  • Ability to manage and balance multiple projects
  • Familiarity with key functions of a computer as well as knowledge of Microsoft Office including Excel 
  • Proficient in researching title records, searching through multiple title plants and various resources needed to search complex properties and compile records
  • Possesses a comprehensive understanding of all documents shown in the public records, knowledge of legal descriptions and the ability to read a legal description and plot it on a map
  • Knowledge of legal terms helpful
  • Familiar with all aspects of title work
  • Have high speed internet to use our secure VPN environment
  • Have a dedicated space to work from home without background noise
  • Must be able to work well with others in a remote environment  
  • Be available to work during fulltime during business hours & attend fulltime training
  • Work overtime as needed by the business unit

Pay Range: $26.21 - $34.77

This hiring range is a reasonable estimate of the base pay range for this position at the time of posting.  Pay is based on a number of factors which may include job-related knowledge, skills, experience, business requirements and geographic location
