Position Summary:
The Senior Project Manager oversees large-scale, complex projects from conception through completion with a focus on design build projects. The role requires advanced management skills to coordinate design, engineering, construction, and client relationships. The Senior Project Manager ensures that all projects meet deadlines, stay within budget, adhere to quality standards, and comply with safety and regulatory requirements. The Senior Project Manager leads teams and drives the strategic execution of projects to successful outcomes.
Essential Functions:
- Client Communication & Relationship Management:
- Act as the lead point of contact for the client, providing regular updates and ensuring all client requirements are met.
- Set and manage realistic expectations with clients and stakeholders regarding project timelines, costs, and scope.
- Strive for exceptional client satisfaction by delivering high-quality projects on time and within budget. Foster long-term relationships and encourage repeat business opportunities.
- Project Planning & Coordination:
- Lead project scoping, feasibility analysis, planning and design. Ensure that project goals, budgets, schedules, and quality expectations are clearly defined and agreed upon with all stakeholders.
- Develop and maintain comprehensive project schedules, adjusting timelines as necessary and managing risks to prevent delays.
- Effectively manage resources, including personnel, equipment, and materials, to ensure project goals are met.
- Risk Management:
- Proactively identify potential risks related to the project, including safety, environmental, financial, and operational concerns.
- Develop and implement strategies to mitigate risks and ensure the project stays on course.
- Address and resolve issues that arise on the project site, including logistical, technical, or interpersonal challenges, with minimal disruption.
- Project Leadership & Coordination:
- Lead and manage complex and high-value projects, ensuring seamless integration between design and construction phases.
- Direct and guide cross-functional teams, including project managers, engineers, architects, subcontractors, and vendors. Foster collaboration to achieve project success.
- Serve as the primary point of contact for clients, stakeholders, and key partners. Maintain strong relationships and ensure client satisfaction.
- Establish document controls are in place to facilitate project teams collaboration and coordination throughout the project.
- Budget & Cost Management:
- Develop detailed budgets and provide financial oversight throughout the project. Ensure projects are completed within budget while maintaining quality standards.
- Handle change orders and manage cost adjustments, ensuring proper documentation and client approvals.
- Monitor and report on project financials and any deviations from the budget.
- Schedule Management
- Develop and maintain project schedules to ensure timely delivery of milestones.
- Monitor progress and address any delays, adjusting the schedule as needed to meet deadlines.
- Communicate schedule updates to clients and stakeholders to manage expectations.
- Quality Assurance & Compliance:
- Ensure that all work meets or exceeds industry standards, building codes, safety regulations and environmental requirement.
- Implement and monitor quality assurance protocols throughout the project.
- Conduct regular site inspections to assess the quality of ongoing work, evaluate the readiness of upcoming tasks, and ensure smooth overall project workflows, proactively addressing potential issues to maintain high standards of quality and meet project timelines
- Enforce safety policies and practices, ensuring all workers adhere to safety regulations and standards to prevent accidents and injuries.
- Subcontractor & Vendor Management:
- Lead the procurement process, selecting, negotiating, and managing subcontractors and vendors. Ensure they meet quality, cost, and scheduling requirements.
- Negotiate and execute contracts with subcontractors, ensuring that terms and conditions are clear and aligned with the overall project goals.
- Monitor subcontractor performance, quality, and safety standards to ensure compliance with contractual obligations.
- Education: Bachelor’s degree in construction management or civil engineering but can be substituted for experience.
- Experience: Minimum of 10 years of experience in project management, particularly in design-build construction projects.
- Skills:
- Expertise in managing design-build projects, with comprehensive knowledge of construction processes.
- Proven leadership and team management skills, with the ability to direct multidisciplinary teams.
- Proficiency in project management software (e.g., Excel, Bluebeam, OST, MS Project).
- Strong financial acumen, including budget management and cost estimation.
- Excellent problem-solving, communication, and negotiation skills.
- Ability to work under pressure and manage multiple high-stakes projects simultaneously.
- In-depth understanding of safety regulations, building codes, and environmental standards.
- Certifications: Minimum 10-hour OSHA / 30-Hour OSHA Preferred.
- Ability: Knowledge of all facets of ground up Construction / Renovation. Ability to manage and take responsibility for the success of projects up to $50 Million and / or multiple smaller projects.
This role involves working in an office environment. Fifty-hour work weeks are typical. Frequent visits to jobsites in various stages of construction are expected. Occasionally, flexibility in working hours will be needed based on events and business needs.
