Lead Operating Engineer

Job Description Summary

Responsible to ensure the proper efficient operations and maintenance of the mechanical electrical and plumbing systems for the assigned facility. The performance of all necessary maintenance and operational tasks are developed to assure maximum life and reliability of all mechanical/ electrical/plumbing systems. Typically, this position does not have a Chief Engineer on-site at the building and is sometimes the solo engineer at the building. This position may also include the supervision of maintenance staff at the building depending on the size and complexity of the assignment.

Job Description

Education:

  • High School Diploma or GED required.

  • Trade school or apprenticeship program preferred.

Experience:

  • 5+ years of experience in mechanical, electrical, and plumbing systems within a commercial property setting.

Certifications & Licenses:

  • Valid driver’s license with a clean driving record.

  • Universal EPA Section 608 certification for refrigerants.

  • Relevant trade licenses (e.g., Journeyman, Master Electrician, Steam Engineer) as required.

Key Responsibilities

  • Perform daily operations and maintenance of mechanical, electrical, and plumbing systems.

  • Supervise maintenance staff (if applicable), assign tasks, and monitor progress.

  • Conduct preventive maintenance: change filters, lubricate motors, replace lamps/ballasts, inspect belts, align shafts, etc.

  • Recommend improvements to the preventive maintenance program.

  • Develop and maintain building-specific maintenance procedures.

  • Coordinate with outside contractors and technicians.

  • Manage inventory and stock control.

  • Respond promptly to emergencies (e.g., fire, equipment failure).

  • Ensure compliance with codes, regulations, and safety standards.

  • Submit monthly reports to keep management informed.

  • Complete all required safety training annually.

  • Maintain a professional appearance and comply with uniform standards.

Work Environment & Physical Demands

  • Professional office and property settings; travel between properties may be required.

  • Ability to lift 50 lbs., stoop, climb, crouch, and reach.

  • Frequent movement between departments and floors.

  • Clear verbal communication and reading comprehension required.
