Develop an Americas site development strategy for Iron Mountain Data Centers (IMDC), including qualifying sites from both a Data Center (DC) development perspective and a Power availability perspective. You will be responsible for all zoning, entitlements, proffers, and the delivery & management of the interconnection agreements & liaising on PPA/Renewable Energy Strategy to ensure compliance and ESG goals are met. This role is responsible for IMDC Americas Site Development strategy and will be responsible for building out a team to support business growth.

Responsibilities:

  • Originate Land Acquisition Opportunities (working with Econ. Development, Brokers, PE firms, etc.). The estimated value of the portfolio you will have to evaluate will be in the range of $300M to over $500M in land and $B’s more in power/energy over the life of the contract
  • Evaluate & qualify land to ensure it meets DC development criteria (size, test fit/form factor, power, water/sewer, environmental, connectivity - diverse fiber path, etc.)
  • Negotiate LOI, PSA - work with both external and internal legal counsel to close on land acquisition
  • Ensure zoning, entitlements, proffers, and all required development permits are secured as appropriate to enable DC development
  • Make a recommendation on the selection of the sites evaluated based on data, requirements, industry experience, and good judgment
  • Develop Energy Strategy for IMDC Americas (originate energy availability opportunities to support IMDC’s expansion)
  • Qualify sites by working with utilities on the delivery of power over time
  • Partner with Energy and Sustainability Analyst on relationships (internally and externally) with local and state authorities, regulatory agencies, landowners, end customers, field service teams, finance / accounting teams, and other parties needed to operate the asset
  • Work with internal and external resources to develop strategies that maximize revenue and reduce risk and market exposure of the asset
  • Develops and implements greenfield renewable energy project timelines, schedules, budgets, risk management, and contingency plans

Key Skills, Requirements and Competencies:

  • 15+ yrs of experience in an Energy Strategy Role and Real Estate Transaction Role
  • Technical degree preferred: engineering, legal, or RE or equivalent work experience
  • Experience negotiating multiple 50MW+ interconnection and delivery projects concurrently
  • Experience in Data Center Energy Procurement is highly desirable
  • Experience rezoning and entitling land
  • Experience negotiating industrial leases or highly engineered and technical products
  • Experience in Data Center Infrastructure is highly desirable
  • Excellent verbal and written communication skills in order to interface effectively with clients, peers across Iron Mountain and Iron Mountain senior management
  • Ability to work both independently and within a team environment
  • Strong influencing skills through the use of facts and logical arguments and the development of trusting relationships with clients
  • Demonstrably strong negotiation skills
  • Experience with standard financial metrics and analysis
  • Willingness to travel approximately 25-50% of the time

Reasonably expected salary range: $159,400.00 - $212,500.00
