MIM's Global Real Estate and Agricultural Investments maintains a portfolio invested in commercial real estate and agricultural mortgages, as well as real estate equities. In addition to sourcing and managing these investments, the groups are responsible for developing and maintaining relationships with key industry contacts and referral sources. The mortgage portfolio and equity portfolio units are organized according to specialty, and they actively manage MetLife's portfolio of mortgage loans and equity investments in agricultural, office, apartment, retail, industrial, and hotel properties. The portfolio units are responsible for overall portfolio strategy, pricing, transaction approval and credit approval on new loans, as well as the active management of the overall mortgage and equity portfolios. Real Estate Investments sources and manages commercial real estate investments through seven regional field offices (Atlanta, Chicago, Dallas, Los Angeles, San Francisco, Washington, DC, and Whippany, NJ) and four international offices (London, Mexico City, Tokyo and Santiago).
The MetLife Single Family Rental Fund ("Fund I") was launched in 2021 as MetLife Real Estate's first closed-end equity fund with a focus on investing in the development of attainable rental housing in desirable suburban environments with a focus on purpose-built, build-to-rent ("BTR") housing. Fund I is in the final year of deploying its $390 million of equity and is beginning to plan fundraising efforts for Fund II.
The Opportunity:
We are hiring a director-level team member to join our Portfolio Management function. The Director, Single Family Rental Fund Tis a high-impact, multi-disciplinary role combining financial rigor, operational expertise, significant residential lease-up experience, and relationship management. In addition to working side-by-side with our internal acquisition and asset management teams, you will work closely with senior leadership, operating partners, and investors to drive fund-level performance across a portfolio of residential development and stabilized assets. Substantial experience overseeing the initial lease-up of build-to-rent or multifamily projects is required.
How You'll Build a Confident Future:
Portfolio & Fund Management:
  • Lead asset and portfolio-level forecasting, performance tracking, and business planning oversight across fund investments.
  • Partner with and support JV operating partners and internal asset management resources on asset strategy, capital allocation, and key business plan milestones.
  • Analyze and model JV and fund-level waterfall/promote structures and track progress toward profit realization.
  • Coordinate hold/sell analyses and support exit execution and recapitalization decisions.
  • Track and synthesize leasing performance, rent growth, absorption pace, and other KPIs across assets.
  • Build and manage relationships with investors and internal constituents, setting and maintaining high standards for open communication.
  • Attend and contribute to regular leasing, development, and asset management meetings with operating partners.

Investor & Stakeholder Engagement:
  • Prepare investor reports, presentations, and responses to LP inquiries with precision and clarity.
  • Support fundraising efforts and new investor onboarding through data-driven insights and compelling materials.

Financial Analysis & Modeling:
  • Create, own, and manage financial tracking and reporting tools, including asset-specific models and portfolio roll-ups.
  • Track various valuation assumptions and methodologies for both development and income-generating assets.

Development & Operations Oversight:
  • Act as a portfolio-level development manager, helping ensure construction progress, leasing velocity, and cost management align with underwriting. Work with Regional Architects and Development team members to ensure delivery schedule, quality and budget.
  • Evaluate property and asset-level issues, partnering with operating teams to resolve proactively.
  • Monitor progress on key milestones, flag risks, and ensure adherence to business plans and schedules.

What You Need to Succeed (Required Qualifications):
  • 10+ years of relevant experience across real estate private equity, asset management, portfolio management, property management and/or development.
  • Deep analytical skills and comfort with JV structures, promotes, and fund modeling.
  • Strong communicator who can speak the language of finance, development, and operations fluently.
  • Strategic thinker and problem solver with an ability to identify portfolio themes while mastering asset-level details.
  • Experience managing across functions and with third-party partners-whether internal, external, or investor-facing.
  • Flexible, self-starting, intellectually curious, and energized by building a housing platform within a large institution.
  • In order to post for this position, you need the proper work authorization to work in the country where the position is located and not require relocation assistance.

The expected salary range for this position is $175,000 to $220,000. This role may also be eligible for annual short-term incentive compensation and stock-based long-term incentives. All incentives and benefits are subject to the applicable plan terms.
