What this job involves:

As the CAR/CIF Program Manager, you will serve as the central orchestrator and subject matter expert for the Capital Asset Replacement (CAR) and Capital Improvement Forecast (CIF) programs on a major corporate account. You will be responsible for managing the entire lifecycle of capital asset data, from collection and validation to its conversion into the strategic five-year rolling capital forecast. This role requires a deep understanding of asset management, building infrastructure, and data analytics to translate complex facility condition information into actionable, data-driven capital plans. You will own the quarterly capital planning routines, facilitate meetings with key internal and client stakeholders, and ensure all deliverables meet contractual requirements and timelines. Your primary objective is to drive a proactive and reliable capital planning process that supports the client’s business continuity, mitigates operational risk, and optimizes the total cost of ownership across the portfolio.


What your day to day will look like

  • Own all CAR data management processes, ensuring data accuracy in the CAR dashboard and serving as the SME for all related outputs, reporting, and discrepancy resolution.
  • Manage and execute the quarterly CIF/CPT business routines, including scheduling and facilitating regional meetings with IFM (Integrated Facility Management), PDS (Project Development Services), and client stakeholders to review capital needs.
  • Analyze asset and CAR data, including Facility Condition Index (FCI) scores, to create, share, and manage the master CIF/CPT files.
  • Perform reconciliation of CAR outputs with existing project lists, including the Capital Project Tracker (CPT), IT/Telecom plans, and other client capital improvement or property disposition plans.
  • Drive on-time delivery of inputs and analysis from Site Facility Managers, Reliability Engineers, and other IFM team members.
  • Provide status and governance updates in various meetings with JLL account leadership and client leaders.
  • Partner with the IFM Operations Director on Corrigo asset data management, including the coordination of site assessments, new builds, and QAQC processes.
  • Deliver training and walkthroughs of the CAR dashboard and associated tools for account and client stakeholders to ensure process transparency and understanding.
  • Support long-term strategic goals, including the development of enhanced reporting, process improvements, and a potential predictive, data-driven 10-year CIF.
  • Capture, publish, and track key decisions and action items resulting from regional capital planning review meetings.

  

Required Qualifications

  • Excellent program management skills with the ability to manage complex, data-heavy programs with multiple stakeholders.
  • Strong communication and interpersonal skills for effective stakeholder management with both internal teams and client organizations.
  • Deep understanding of asset lifecycle management principles and capital planning processes.
  • Proven experience with data management, analysis, and reporting, with an ability to translate technical data into clear business insights.
  • Knowledge of facility condition assessments, equipment reliability, and end-of-useful-life forecasting methodologies.
  • Ability to develop and manage timelines, coordinate deliverables across multiple teams, and hold partners accountable for results.
  • Experience with risk management, including the identification, assessment, and mitigation of infrastructure-related risks.
  • Ability to work closely and build partnerships with cross-functional stakeholders in Operations, Engineering, and Project Management.

  

Preferred Qualifications

  • Bachelor's degree in Engineering, Construction Management, Facilities Management, or a related field.
  • Direct experience with Corrigo or a similar Computerized Maintenance Management System (CMMS), specifically regarding asset data management.
  • Relevant professional certifications in project management (PMP) or facility management (CFM).
  • Experience overseeing and reconciling large datasets for portfolio-wide capital forecasting.
  • Knowledge of building infrastructure systems (HVAC, electrical, plumbing, etc.) and their typical life expectancies.
  • Understanding of financial modeling, decision analytics, and business justification development for capital projects[Source: Capital Asset Lifecycle Management.docx].
