The Associate Director of Asset Management for the South Region is responsible for the strategic oversight and operational performance of the company's real estate portfolio. This role ensures that all assets are managed to maximize value, minimize risk, and align with the company's financial and operational objectives. The Associate Director will collaborate with internal stakeholders and oversee third-party service providers to deliver best-in-class property performance and occupant satisfaction.

For all hires in the Minneapolis or Washington, D.C. area, you will be required to work in the office a minimum of four days per week.
Primary Responsibilities:
  • Asset Management
    • Assist with developing asset strategies to optimize portfolio performance, including acquisitions, dispositions, repositioning, and capital planning
    • Monitor financial performance of assets, including budgeting, forecasting, and variance analysis
    • Support strategic planning for lease negotiations, renewals, and occupancy strategies
    • Conduct regular portfolio reviews to identify opportunities for value creation and risk mitigation
    • Collaborate with finance and legal teams on investment analysis, due diligence, and compliance
  • Property Management
    • Oversee day-to-day operations of the property management function, ensuring high standards of maintenance, safety, and tenant service
    • Establish and enforce property management policies, procedures, and service level agreements
    • Manage vendor relationships and contracts for maintenance, security, janitorial, and other services
    • Ensure compliance with local regulations, environmental standards, and company policies
    • Drive sustainability and energy efficiency initiatives across the portfolio
  • Leadership & Collaboration
    • Lead, mentor, and develop a high-performing team of asset and property management professionals
    • Serve as a key liaison between real estate, finance, legal, operations, and executive leadership
    • Prepare and present reports, dashboards, and recommendations to senior leadership and stakeholders

Required Qualifications:
  • 5+ years of progressive commercial/corporate real estate experience in asset and property management
  • Proven solid financial acumen and experience with real estate financial modeling and performance metrics
  • Proven track record of managing complex real estate portfolios across multiple asset types (e.g., office, industrial, retail)
  • Proven excellent leadership, communication, and negotiation skills

  • Proven strategic thinker with a hands-on approach
  • Proven solid interpersonal skills and ability to influence cross-functional teams
  • Proven passion for operational excellence and continuous improvement

Pay is based on several factors including but not limited to local labor markets, education, work experience, certifications, etc. In addition to your salary, we offer benefits such as, a comprehensive benefits package, incentive and recognition programs, equity stock purchase and 401k contribution (all benefits are subject to eligibility requirements). No matter where or when you begin a career with us, you'll find a far-reaching choice of benefits and incentives. The salary for this role will range from $112,700 to $193,200 annually based on full-time employment. We comply with all minimum wage laws as applicable.
