ESSENTIAL JOB DUTIES AND RESPONSIBILITIES:
- Direct and manage long and short-term capital projects to ensure projects meet company directives around priorities and budget allocation. Assist SVP, Enterprise Operations on preparations and presentation to Capital Allocation Committee.
- Perform periodic site visits and project reviews to ensure adherence to project requirements, schedule and quality standards. Manage the RFI and contractor submittal process to ensure timely responses from team members and resolution of open issues.
- Develop effective communication mechanisms to ensure alignment of all participants, including contractors, design team and internal team members.
- Act as first point of contact of the RVPs and center managers to corporate office by providing knowledge and support regarding service contracts, vendor relations, and technical execution of agreements.
- Provide input for personnel hiring & performance reviews for Field Operations Directors.
- Act as field liaison to corporate office by providing technical assistance to RVPs and center managers in resolving operational problems/situations.
- Serve as first point of contact in ADA/OSHA/access technical reviews and alterations, communicating budget needs and project priorities, and documenting all changes. Train Operations Directors & RVPs to aid in technical reviews per Tanger policies.
- Review and approve all tenant applications for HVAC unit replacements. Assist tenants in correction of applications that do not meet Tanger standards.
- Review and approval all tenant fiber/satellite installations to ensure Tanger standards are met.
- Serve as contact for tenant corporate offices to clarify and answer any questions regarding technical operating procedures.
- Assist in developing preventative maintenance programs to extend the useful life of assets. Update Operations Manual related to property repair and maintenance. Review existing policies on a regular basis to ensure compliance with any applicable legislation.
- Recommend policies & procedural updates and ensure implementation of timely updates.

REQUIRED EDUCATION AND EXPERIENCE:
- Bachelor’s degree in construction management, architecture and/or engineering or similar discipline and 5+ years of direct construction experience including leadership and supervisory roles.
- Or 10+ years direct construction experience including leadership and supervisory roles.
PREFERRED EDUCATION AND EXPERIENCE:
- Master’s degree in construction management, architecture and/or engineering.
- 15+ years of direct construction experience including leadership and supervisory roles.
TRAVEL:
- This position requires up to 50% travel. Must be able to travel via commercial airlines. Must maintain a valid driver’s license and can operate own vehicle or rental car in a safe manner.
HIRING RANGE DISCLIAMER:
The base salary range represents the low and high end of the hiring range for this position. Actual salaries will vary depending on factors including but not limited to location, experience, and performance. The range listed is just one component of Tanger's total compensation package for employees.
Hiring Range: $126,000- $194,000
